Answers to the questions we hear most

As soon as you offer your home for sale or rent, you are legally required to have a valid energy label. The label must be visible in the listing and is provided to the buyer or tenant at the transfer. An energy label is also required when you take out a new mortgage or refinance your current one. The label affects your borrowing capacity, and from label A or B you often qualify for a sustainability discount on your mortgage rate.

An energy label is valid for ten years from the registration date. If you carry out major renovations or add insulation afterwards, a new assessment is often worthwhile because the label will then come out better.

From 299 euros including VAT. The exact price depends on the type of home and its floor area. It is a fixed, all-in price, including the official registration with EP-Online (RVO), with no surprises afterwards.

An EP-W certified advisor carries out a physical on-site assessment according to the NTA8800 methodology. So it is not an online questionnaire but a genuine measurement of insulation, installations and floor areas.

You can schedule an appointment directly online. We usually inspect your home within a week. After the inspection, your label is officially registered within three working days and you receive it digitally by e-mail.

Someone must be present to let the advisor in and provide access to the meter cupboard, the central heating installation and, if necessary, the attic or crawl space. This does not necessarily have to be the owner.

Construction drawings and proof of insulation, a high-efficiency boiler, solar panels or double glazing (invoices, quotations, cavity-wall certificates) all count. Without proof, the advisor works with standard, often less favourable, default values.

Every label is recorded in the national database EP-Online of the RVO. There it can be looked up publicly by address, including by buyers, tenants and estate agents.

Yes. With demonstrable insulation or more efficient installations the label comes out higher. If you first want to make targeted improvements, our sustainability advice is the logical first step.

Since 1 January 2021 the NTA8800 applies. The label is now always determined on site and expressed in kWh per m2 per year. The old, simplified label that you could apply for yourself online no longer exists.

It is the energy label for non-residential buildings such as offices, shops and business premises. It is determined according to the NTA8800 (EP-U) by an advisor certified for this purpose.

Since 1 January 2023 an office larger than 100 m2 must have at least energy label C. If the building does not comply, it may in principle no longer be used as an office.

Then you must make it more sustainable up to at least label C. The municipality or environmental agency supervises this and can enforce it. Our sustainability advice shows which measures are needed for this.

Yes: offices smaller than 100 m2, national and municipal monuments, buildings that will be demolished or transformed within two years, and buildings where the office function is a secondary function (less than half of the floor area).

A utility label is also valid for ten years from the registration date.

On sale, letting and completion of the property. For offices the label C requirement also applies continuously, regardless of any moment of sale or letting.

The price is on request, because it depends on the floor area and the use function of the property. You receive a fixed quotation in advance.

A certified advisor assesses the building envelope and the installations on site. For larger or more complex properties this takes longer than for a home.

With different use functions in one building, a separate energy label may be needed per function. The advisor determines during the assessment how your property is classified.

The expectation is that the requirements will be tightened further towards 2030, with the plans including a higher minimum class for offices. A current label and advice help you prepare for that.

A concrete improvement plan for your property. It sets out which measures are worthwhile, what they cost, how much you save, the payback time and which subsidies are available.

The energy label is a mandatory snapshot of the energy performance. The sustainability advice goes further and tells you exactly what you can do to improve that performance.

A report with the exact usable floor area of your home, measured according to the industry-wide measurement instruction (BBMI), which is based on the NEN 2580 standard.

For sale or letting, for listing on Funda and for valuations. Estate agents are obliged to use the measurement instruction when stating floor areas.

The measurement instruction measures the usable living area, and that often differs from the gross floor area or from outdated figures. This prevents you from advertising with an incorrect number of m2.

The usable living area, the building-related outdoor space (such as a balcony), the other internal space and the external storage space. Each category is stated separately.

The price is on request and is more favourable when you combine it with an energy label, because it can be done in the same assessment.

The on-site assessment usually takes about an hour, depending on the size of the home.

A correctly measured floor area prevents discussions or later claims about the number of m2 and ensures a fair price per square metre.

Affiliated estate agents (NVM, VBO, VastgoedPRO) are obliged to apply the measurement instruction. If you sell yourself, a measurement report is strongly recommended to avoid risks.

You receive the measurement report with the substantiation of the measurements. Floor plans can be supplied on request.

Yes. The measurement and the energy label assessment take place in one and the same appointment, which saves you time and money.

The housing valuation system (WWS) uses a points system to determine the maximum rent of a home. A points assessment makes clear how many points your home has.

For landlords who want to know which rent they are allowed to charge and whether their home falls in the regulated segment or the free sector.

Yes. The energy label determines part of the points: the better the label, the more points and the higher the permitted rent.

Clarity about the maximum rent, about whether you fall under regulated rent, and certainty that you are not charging too much or too little.

Since 1 July 2024 the WWS has been extended and made binding up to a higher points threshold, so that part of the mid-range rental segment is now also regulated. A current assessment has therefore become more important.

The tenant can go to the Rent Tribunal (Huurcommissie). This can lead to a mandatory rent reduction and, in case of a breach of the rules, to enforcement by the municipality.

These include the floor area, the WOZ value, the energy label, the fixtures in the kitchen and bathroom, the outdoor space and whether it is a monument.

The price is on request and can be determined per home or for an entire complex.

With a new letting or after changes to the home, a new assessment is sensible. Moreover, the rules and the WOZ value change annually.

Yes, and that is often smart: the energy label is one of the building blocks of the points assessment, so both can be arranged in one appointment.
