What does an energy label for a home cost?

An energy label is mandatory when selling or letting, but there is no fixed national price. Providers charge widely varying rates and sometimes surprise you afterwards. This article explains what determines the price, what should always be included and what to check when comparing.

What determines the price

The main price factor is the usable floor area of the home: the larger the home, the longer the assessment takes and the more there is to record. The type of home also matters. An apartment is usually assessed faster than a detached house with extensions, dormers and multiple installations.

This should always be included

If any of these items is not included in the price, you are comparing apples with oranges. Ask explicitly.

  • An on-site assessment by a certified EP-W assessor; without it a valid label is not possible.
  • The calculation according to the official NTA8800 methodology.
  • Registration of the label at EP-Online (RVO), making it valid for ten years.
  • The label certificate delivered digitally to your inbox.

Why extremely cheap is risky

Providers far below market price have to make it up with speed. A rushed assessment often means insulation or installations are not properly documented, and what the assessor does not record counts at unfavourable default values. The result can be a label lower than the home deserves, which quickly costs thousands of euros in negotiating room at sale.

A careful assessment usually takes an hour. The assessor examines the meter cupboard, the heating installation, the insulation and the glazing, and asks for documentation of earlier measures. That thoroughness pays for itself.

Combining saves money

If you are selling, you often also need a BBMI measurement report for the correct square metres in the listing. Both require a visit to the home, so combining them in one appointment is cheaper than two separate assignments. Sustainability advice can also be combined with the label assessment.
